Can I insure my apartment with TPP?

Yes, all residential properties can be insured.

Is the price truly only $9/mo ($108 annually)?

Yes, under Missy’s Master Account, the cost is $9/mo PER UNIT! EXAMPLE: A 4 Unit structure would cost $36 per month.

Can I pick and choose which units to cover in a multifamily building?

No, the TPP is building structure based. The plan protects the building/structure and all individual livable units inside.

What is the cost for adding the TPP to properties that are NOT insured through NREIG?

Premiums vary depending on location and loss history.

Can I add TPP to any property NOT managed by Missy’s company?

Yes, TPP can be added to any property regardless who manages the property.

Can I add properties to the TPP outside of Ohio?

Yes, the TPP is available in any US state.

Is TPP always the same price?

No, Missy’s Master Accounts with NREIG provide a special reduced premium compared to obtaining the TPP outside of one of Missy’s accounts. However, depending on carrier changes and loss history, your premium can vary even under Missy’s accounts. The starting premium is $9/mo.

Does this replace the need for Renter's Insurance?
No, while the TPP will alleviate the need to verify and track renter’s insurance, it is intended to protect you, the investor, from being held responsible for tenant-caused negligent losses that are no fault of your own.
Can TPP help with my current insurance?

Yes, the TPP allows your property carrier to recover some of their cost in the event of a loss to help stabilize your property insurance costs in the long term

How does the $50,000 limit of liability work if my tenant has renters insurance?

Imagine a tenant leaves a candle burning causing a fire loss estimated at $70,000. Your property carrier will first step in to cover the loss. If your tenant carries a policy with a $30,000 limit of liability, your property carrier will submit the loss to the tenant’s policy to recover $30,000 of the claim they paid out, then submit the remaining $40,000 of the loss they covered against the TPP.

Is there an annual cap/aggregate on the Skip Rent coverage?

An approved Skip Rent claim under the TPP will pay the amount equal to 1 month’s rent or a max of $1,000. Whichever is less. If your monthly rent is $500/mo and your tenant breaks the lease, you will receive $500 with an Approved Claim. If your rent is $1,500/mo and your tenant breaks the lease, you will receive the max of $1,000 with an Approved Claim. Please note that Skip Rent coverage is not triggered if a tenant simply does not pay rent but continues to reside in the unit. A broken lease/move out is required for the policy to pay. Coverage is per lease, so if you happen to have two broken leases between two different tenants at the same property within the same year, both qualify for coverage.
